A Property Profile is a fast, flexible research tool. It’s what you use when you want to understand a property before taking any next steps.
Think of it as your starting point when you’re:
- Looking up a property
- Preparing for a conversation
- Working a farm area or door knocking
- Getting quick context on an address
Property Profiles typically pull together commonly available property data like:
- Ownership
- Sales history
- Estimated values
- Open loan info
- Loan history
- Property tax data

📄 Preliminary Title Reports (Prelims)
A Preliminary Title Report, or Prelim, is different. It’s used when a purchase, refinance, or other transaction is actually moving forward and a title insurance policy will be issued.
This is where the title company goes deeper into the records to show items that could impact the transaction before closing, including:
- Easements
- Conditions, Covenants & Restrictions (CC&Rs)
- Judgments tied to personal names
- Liens and other recorded items
- Recorded documents that can affect ownership or closing
